Yedem

Parking management for commercial buildings and tenantsMake parking a reason tenants stay

Multi-tenant offices juggle quotas, gate remotes and visitors for every tenant. Yedem runs it from one console: each tenant gets its users and spaces, the app opens the gate, and spaces nobody uses go back to a shared pool.

SOUND FAMILIAR?

Every tenant brings a parking question

Property manager"Another tenant wants more spaces."While other tenants' spaces stand empty.
Property manager"A drawer full of gate remotes."Lost, lent, never returned. Sometimes two barrier systems.
Asset manager"Parking is a cost line, not a selling point."And nobody can say how it is really used.
Tenant office manager"Our visitors can't find a space."So every client meeting starts with a phone call.

TWO BUYERS, ONE BUILDING

One building. Two wins

Easier days for the property manager, a stronger building for the asset manager.

Property manager

  • Each tenant gets its users and spaces; unused ones go back to a shared pool.
  • The app or the licence plate opens the gate. No remotes to issue or chase.
  • Hosts pre-register visitors; reception gets a clean daily list.
  • EV bays shared fairly between tenants.

Asset manager

  • Parking becomes an amenity tenants feel, not a complaint they bring to renewal talks.
  • Real usage data for every building in the portfolio.
  • Commuting and EV data for ESG reporting.
  • A per-space licence that fits the building's budget.
THE LANDLORD MODEL

The building licenses the spaces. Tenants bring their people

You put Yedem into the building once, priced per parking space. Tenants join per user, so the cost follows the people who actually park.

CUSTOMER STORY · MINT INVESTMENTS

An office campus said goodbye to 200+ gate remotes

MINT bought Yedem for its Factory Office Center tenants for three years. The app replaced more than 200 gate remotes, two barrier systems now run as one, no new hardware was needed, and tenants who asked for more spaces no longer need them.

EV chargers shared fairly between tenants

Yedem distributes the chargers, predicts attendance, and lets other cars use EV bays when the car park is full and no EV is expected.

FAQ

Questions landlords ask

Who pays for Yedem, the landlord or the tenants?

The building can license Yedem per parking space, and tenants join per user. You choose how the cost is shared.

Can each tenant have its own spaces and rules?

Yes. Each tenant gets its own users and spaces, and spaces a tenant doesn't use can go back to a shared pool for the whole building.

Do we have to replace our barriers?

No. Yedem connects to the parking system you have, or we deliver barriers and smart ANPR cameras through our partners. MINT needed no new hardware.
